With us, YOU, the seller, have choices:


You can choose our FULL SERVICE LISTING PROGRAM that provides preferential treatment from start to finish including the ability to negotiate the required commissions. This will be discussed in greater detail later on this page.

Or, you can choose our BY OWNER (FSBO)/OWNER LISTING PROGRAM with an A LA CARTE MENU OF OPTIONS, if you prefer to handle portions of the transaction yourself.

So, here’s what to expect from our FULL SERVICE LISTING PROGRAM:

1.    A fully qualified and licensed agent in your corner and on your side every step of the way.

2.    A listing of your property in the local Multiple Listing Services (reaching and being seen by over 35,000+ Realtors).

3.    16 pictures of your home taken by us and input into the MLS with your listing information.

4.    A virtual tour on the MLS and Realtor.com.

5.    A professional sign.

6.    A broker tour that enables local Realtors to view your home for further consideration by their clients.

8.    An open house, if needed or wanted.

9.   Placed on over 800+ websites (Realtor.com, ChicagoTribune.com, DailyHerald.com to name a few) as well as
placement on all my own personal websites.

10.   A “Unique Value Proposition” stating what you as my client can expect from me throughout the listing process.

11.   A SHOWCASE LISTING on Realtor.com which will include 25 pictures, expanded text, and headline.

12.   Use of a highly secure, Realtor use only, locking key box (SentriLock/Supra).

13.   Full color brochures created and place within your house for potential buyers as they view your home.

14.   Full phone and/or email support.

15.   Unlimited changes.

16.   We will field all calls and schedule all appointments.

17.   We will ask for feedback on all showings and relay same back to you.

18.   We will help you in the negotiation process.

19.   Full support throughout the transaction, from the initial visit through the closing … including an agent in attendance
with you at the closing. (Available as an option with the By Owner Listing Plan).

20.   Variable listing periods are available from 30 days and up.

21.   Our company will hold the earnest money deposit from the buyer.


If we are not able to find a buyer for your house, you don’t pay us.

We are in the business of connecting buyers with sellers. The only way we get paid is to successfully unite a buyer with a seller in a mutually agreeable and satisfying deal that successfully closes.  

Also, if you are not happy with the way we are marketing your house, you can let us know and we will terminate the contract immediately. (ONLY AVAILABLE ON OUR FULL SERVICE LISTING PROGRAM ….. NOT OUR BY OWNER (FSBO)/OWNER LISTING PROGRAM).
